When is RRP/LSR Training Not Enough in MA?

this the number on my certificate?”

I wish I had a nickel for every time I am asked that question.

My question is: “IS THIS FOR WORK IN AN INCOME PROPERTY?”

Silence. This is the contractor remembering what was preached during RRP class.

“But I only changed two windows!”

“Unfortunately, the number on your certificate is not what is being asked for. You have performed illegal deleading.”

The good news is if you have completed your initial RRP training in Massachusetts, you are close to having the Moderate Risk Deleader (MRD) certification you need.

In fact, you may be only four hours away.

The bad news is you needed it before this job.

As an MRD, you are qualified to perform tasks, under different circumstances, that are similar to your RRP training. You are allowed to work in properties where a letter of compliance is either in place or is the goal for the work to be performed.

You must have your MA Lead Safe Contractor Supervisor certificate before taking the MRD course. Briefly put:

IF:

Your work is in income properties in Massachusetts that are rented to families with children under age 6, you are required to be a licensed moderate risk deleader. Why?  When the work involves correcting lead hazards which can affect the health of tenants, it is no longer considered an RRP remodeling project. It is a deleading job.

and/or

Your client has or seeks a Letter of Compliance issued by a MA licensed Lead Inspector or Risk Assessor to ensure the unit is free of any risk of lead poisoning.

A Letter of Compliance may be issued only after a pre-inspection that identifies lead hazards, hazard correction by a MRD, and a re-inspection.

Why would anyone want to do this?

1. It’s the law.
2. The landlord receives a tax credit and a clear conscience.
